but I don't get the "I'm not paying the loans back with real money while I live" part. That's not the secret sauce. The secret sauce is: loan income is tax free income. The borrowing against the assets is cheaper than selling the assets, because sale is a taxable event. And it's taxed at a lower rate than income for anyone with enough assets to play the game.
