The climate of Texas has been changing for all of my life. A mere blip of geological time.

It will all change visibly enough that before you can even die everyone will know how stupid you were about it.

I left Texas in the late '70's when a record was set of days over a 100 degrees.

After a few years in CA, I was amazed how the weather was almost always perfect (back then), and it rarely ever rained.

If you want to invest in land or whatever for 30 years from now, perhaps do it in the Rust Belt where there will be FL like weather then, and they are expecting a Renaissance.

The rich envy is strong with this post.

There's a difference between "Luxury" broad typing and then saying "Coastal" properties.

Poster was thinking about rich properties and probably didnt read the post.

And yes, it's locality, locality, locality.

Here in NC, everything is how it's been for years.

I've lived in the South for almost 40 years as an adult (you're 50, Boaz? And went from your childhood to overseas posts?), in a number of different states, three of which border North Carolina. The climate's changing everywhere. Less snow everywhere, for one thing. Talk to the oldtimey mountain people (many of whom are Trumpers), and they can tell you all the changes they've seen in recent decades. Deep South bugs moving north, thunder with snowstorms . . .

Gee, Boaz, isn't the Outer Banks in North Carolina? You're telling me they are making no preparations for the future?
